Design Process
We begin the design process with an initial meeting at your property where we can discuss your requirements in detail. This is usually a free consultation and in most cases we can provide you with a breakdown of our costs plus any application fees charged by your local authority by the end of the meeting.

Measured Survey
If you are happy with our fee quote and would like to engage our services the next step will be to arrange a convenient time for a measured survey of your house. One of our surveyors will visit your property and take internal and external measurements of the whole house. This can be a time-consuming process and could take between 4 and 6 hours. With larger properties the surveyor may have to come back on another day to complete his measurements.

Existing Floor Plans & Elevations
Following the measured survey, the existing plans and elevations of your house are drawn up on a computer using an industry standard AutoCAD programme.

Preliminary Scheme
The next stage will be to prepare a preliminary scheme of the proposed layout/elevations taking into consideration all your requirements. When this has been completed we can either email a PDF copy of the drawing to you or visit you with a full-sized print to discuss the proposed scheme. These drawings are often revised a few times until the final scheme is agreed.

Planning Application
When the final scheme has been agreed we will then be in a position to submit a planning application to your local authority for approval. At this stage the planning application plus any reports or statements will be submitted to your Council via the Planning Portal online. We will monitor the planning application and deal with minor queries until receipt of the planning permission documents.

Flood Risk Report
If your property is at risk from flooding we can prepare a flood risk report based on information supplied by the Environment Agency, which will be submitted with the planning application documents.

Design & Access Statement
We are also able to prepare Design & Access Statements, which are required to accompany planning applications if properties are located in a Conservation Area.

Building Regulations Notice Application
When we are confident that the planning application will be recommended for approval the detailed construction drawings for Building Regulations Approval can be started. On completion of these drawings we will submit a Building Regulations Notice Application to your local authority or to an independent company of approved building control surveyors.

Our service usually comes to an end at this point. However, although we do not oversee the building work on site or provide project management services we are only a phone call away if you need advice.
